Spring Listing Home Prep Calendar

Spring is one month away, and I don’t know about you, but I cannot wait!!! I’ll take pollen season over the cold winter months any day! I not only love Spring because of the excitement of the promise of warmer weather, but because of the beauty of the trees and flowers in full bloom, the spring sports that my children play that allow for me to mingle with other parents, and the fun updates that I get to make to my house. Spring cleaning will be in full effect come March!

Springtime is also one of, if not the most popular time for the Real Estate market. Seller’s homes are springing (pun intended) up on the market left and right and buyers are on the hunt more now than ever, for an array of reasons. Tax season allows for home buyers to have a little extra change in their pockets for cover things like closing costs, down payment, and the furniture bill to furnish their new homes. Military families are also typically receiving their orders for their new posts (hence buying and selling) and services members with school age children prefer finding their homes in advance to allow for a smooth transition for their children prior to school starting. This also goes for families that are non-service related.

The process of purchasing a home from start to finish typically takes about 2-3 months granted you’re able to get the green light for a pre-approval immediately. This time includes 30-45 of searching for a home and going through the closing process typically takes between 30-45 days. I say this to say, when person/family begins their journey around March-ish, they’re certain to be in their home by the beginning of Summer (in most cases - sometimes the search takes much longer, and closing is never a perfect process therefore it can also take some additional time or less time is some cases). So, if you’re looking to get maximum exposure on your home, late Winter/early Spring is the time to begin listing preparations. These preparations will always begin with getting your home ready for others to walk through and envision themselves in.

Along with making necessary repairs to your home, you will also need to do a deep cleaning. Below, I’ve attached a 30-day calendar for you to follow daily to allow for your not to become overwhelmed with the task of cleaning your home and getting prepared for its sale.
